Seattle & Eastside Market Report
March 2025 · 18cities · Single-family homes only
Key Takeaways
Redmond is the tightest market on the Eastside this spring
just 0.6 months of supply and 25 active listings, with 54.8% of homes selling above list price on 42 sales. It's the only reliable-volume city posting both strong volume growth (+31% YoY) and faster pace than last year.
Renton leads all reliable cities in price momentum
median SFH prices rose 14% year-over-year to $871,500 on 64 sales, with volume up 18.5% — one of only two cities where both price and demand grew simultaneously.
Kirkland's inventory swelled 82.6% year-over-year to 84 active listings while sales volume fell 20.5%
the starkest supply-demand reversal among reliable Eastside cities, though 6 DOM and 1.3 months of supply still show competitive conditions.
Sammamish shows a notable split
Redfin SFH median is down 6.2% year-over-year, but Zillow's ZHVI (which smooths mix-shift effects) shows values up 10% to $1.72M — homes are still appreciating, just a different product mix is closing.
Rates dropped to 6.65% in March
down from a 12-month high of 7.22% — and the market responded: Seattle logged 393 SFH sales at $1.2M median in just 6 days on market, with inventory up only 10.7% YoY despite strong new-listing activity.
Mortgage Rates
Freddie Mac PMMSRates are 0.17 points lower than a year ago. They peaked at 7.22% in May and bottomed at 6.08% in September. Buyers have modestly more purchasing power than last year.
Home Values
Zillow ZHVIZillow Home Value Index (ZHVI) estimates the value of a typical single-family home in each city — whether or not it sold. Based on the middle tier (33rd–67th percentile), excluding starter homes and luxury. Smoothed and updated monthly, not distorted by low sales volume.
