Living in Greenwich Crest
Greenwich Crest is a quiet, established residential enclave on the wooded hillside west of I-405 in south Bellevue. The neighborhood is almost entirely single-family homes on generous lots, many with territorial or Cascade views, backing up to the 440-acre Coal Creek Natural Area. With roughly 2-4 home sales per quarter and a median around $1.49M, it is a low-volume, premium-but-not-ultra-luxury pocket โ well below West Bellevue waterfront pricing but above the Bellevue citywide median. The neighborhood feeds into Newport High School (10/10 GreatSchools) and sits minutes from the Marketplace at Factoria for everyday shopping.
Greenwich Crest is car-dependent. The neighborhood's hillside location and winding residential streets mean you drive to groceries, restaurants, and schools. The Marketplace at Factoria (Target, Nordstrom Rack, Safeway, KidsQuest Children's Museum) is a 5-minute drive. The tradeoff is immediate access to nature: the Coal Creek Natural Area's 3.7 miles of trails start at the neighborhood's edge. The Eastrail multi-use corridor, currently under construction through the area, will eventually connect Renton to Woodinville โ a community update meeting for Greenwich Crest and Newport Shores was held in October 2024. I-405 and I-90 are both within 2-3 minutes.
Move-up families who want Newport High School (10/10) and large lots without West Bellevue prices Nature-oriented buyers who value immediate trail access to 440-acre Coal Creek Natural Area Remote or hybrid workers who prioritize quiet residential setting over walkability to shops/transit
