BelRed is Bellevue's most rapidly transforming neighborhood — a former light-industrial corridor reinventing itself as a transit-oriented, arts-forward urban district. The BelRed/130th light rail station connects residents to downtown Bellevue in one stop and Seattle in about 25 minutes. A wave of development is underway, including a 9-acre master plan with 1,193 new homes, affordable housing projects by BRIDGE Housing and Su Development, and an expanding arts district. The housing stock is predominantly condos, with a median around $620K — roughly a third of Bellevue's city-wide SFH median of $1.8M. Transaction volumes are very low (1-2 sales per month), so price signals are noisy.
BelRed is in transition from car-dependent light-industrial to walkable urban. The light rail station and new streetscapes are improving walkability, but many blocks still feel industrial. The Eastrail multi-use path runs through the corridor and connects north to Kirkland and south to Renton. Daily errands still mostly require a car, though the Spring District section is increasingly self-contained.
