Seattle & Eastside Market Report
September 2026 · 18 cities · all home types
Key Takeaways
Four Eastside cities are now buyer's markets, up from two in August
Redmond (36 median days on market, the slowest of all 18 cities), Bothell (33), Newcastle (32) and Issaquah (30). Homes took longer to sell in 15 of 18 cities, and months of supply rose in 16.
No city we track averaged a sale above list price in the July-to-September window
four did in August's window, led by Lake Forest Park at 103.1%, and now the highest is Edmonds at 99.9%. The share of homes selling above asking fell in 16 of 18 cities, and in Lake Forest Park it dropped from 48.5% to 28.1%.
Seller's markets fell from eight to four, and every city that dropped out is on the north end
Kenmore's median days on market more than doubled from 12 to 26, the biggest jump of any city, and Lynnwood went from 13 to 24. Edmonds and Mountlake Terrace also slipped to balanced.
Kirkland, Sammamish and Bellevue led the region in falling values
Zillow's index dropped 0.66%, 0.53% and 0.50% in September, the three steepest monthly declines of the 18, and Kirkland is now 6.0% below a year ago. Only Edmonds (+0.16%), Mercer Island (+0.11%) and Mountlake Terrace (+0.06%) gained, and Edmonds and Mountlake Terrace did it in a month when both slowed out of seller's-market territory.
The 30-year fixed reached 7.40% on October 15, a 12-month high
it is up 0.45 points since mid-September and 1.21 points from a year ago, which adds about $604 a month to the payment on a $750K loan. Most of that rise showed up in October's weekly readings, after this report's data window closed, so its effect on demand isn't in these numbers yet.
Mortgage Rates
Freddie Mac PMMSRates are 1.21 points higher than a year ago. They peaked at 7.4% in October and bottomed at 5.98% in February. Purchasing power has tightened compared to a year ago.
