a 12.9% YoY gain and the highest of 2025 — but ZHVI fell -0.70% MoM to $1.73M, suggesting the headline price reflects a mix shift to larger luxury closings, not broad appreciation.
Mortgage Rates
Freddie Mac PMMSRates are 0.18 points lower than a year ago. They peaked at 7.04% in January and bottomed at 6.08% in September. Buyers have modestly more purchasing power than last year.
